Happy New Year 2014!
Dear Neighbors:

As we approach the end of this year and usher into the new year 2014, we request you to take some time and read through this news letter.

We are very pleased to inform you that we have taken the first concrete steps in implementing some specific procedures to be able to communicate better with all of you so that we can together build a sense of community at Las Terrazas. 

Some specific changes we are making are listed below:

  • Implementing a web site and ability to pay HOA dues online (please note that this is being done as an added convenience and may come with a convenience fee depending on what the banks charge)
  • Better coordination with the Master Association and us so that we are able to participate in our tenant screening process
  • We need to do everything we can collectively to preserve the quality of life at our community as well as preserve and increase our property values
  • Proactive inspections of the property to ensure that all maintenance activities are being performed in a timely manner

While we sincerely appreciate everyone who ensures that the HOA dues are paid on time, we urge those owners who may be delinquent, to take steps to commence the payment of the past dues. The HOA has hired the services of an attorney and will begin proactive collection of past dues as well as enforce violation of condominium association rules.

As you may have noticed, the monthly dues for the HOA have gone up starting January 2014. Please be advised that fees has gone up because the Master Association has increased its fee on us as well as the Vizcaya Association of which we are a part of and have legal commitments to it as part of the lease agreement with the developer of the community.  

We have several improvements also to make to the community and we also have sevreal delinquencies and late payments from our owners.  

Please note that starting February, 2014, there will be a late fee of $25 if the payment is not received by the 15th of the month. This policy is going to be strictly enforced in order to upkeep and preserve the community and to meet our commitments.


You may also have read from the annual budget notice that we are moving to a self managed form of management. We seek your cooperation and patience while we transition.

We cannot do this without everyone's support and cooperation. Therefore, we would welcome any suggestions you may have.

Note:  Monthly Association fees has increased and Association dues need to be paid in full on or before the 15th of each month in order to avoid a late fee of $25.  There are no exceptions starting February 2014.  Thanks for your cooperation.

Important:  Please use your coupons to make your payments.  There will be a charge of $5 additional if you do not use your coupons since the bank imposes this fee.  The bank has to devote additional time to ensure that your payments are correctly posted if you do not include your coupon for the month.


IMPORTANT: THE ASSOCIATION WILL BEGIN ENFORCING THE
PARKING RULES, YOU RISK THE POSSIBILITY OF HAVING YOUR VEHICLE TOWED IF IN VIOLATION. 

Please park only in your assigned parking slots.  

Parking your car "Rear-in" is a violation and will be strictly enforced effective February 1, 2014.
