Decorating Tip

Chandeliers

Hang your dining chandelier so that the bottom is about 30-34 inches from the top of the table.
The diameter of your chandelier should be at least half the width of your dining table, assuming your table is the correct width for the room.  Another way to calculate the correct diameter is to add together the length and width of the room in feet.  Change the the results to inches and that is the approximate size your chandelier should be for that particular room. For example if the room is
12' X 14', the diameter of the chandelier should be 26" (12 + 14 = 26).

How can a home stager help you?

1.  I can save you time.  At your request I will meet with your client before the property is listed to give a consultation and explain what needs to be done to sell the house quickly. This frees up more of your time for pursuing other leads, marketing, etc.

2.  I can help increase your revenue.  Statistics show that staging sells a house in about half the time and for more money than comparable unstaged houses.  This means a lower possibility of a price reduction and less money spent on marketing the property….which means more money in your pocket.

3.  I can relieve you of the stress of telling your clients their house needs work.  Sometimes this can become awkward, but I am experienced in handling such situations.  Let me do the ‘dirty work’!

4.  I will help you achieve a reputation as a Realtor whose listings always show well.

5.  I can ensure that your buyer's first impression is a WOW impression.  There is only one chance to make that all important good first impression.  Make sure your buyers get it.

6I can send you referrals.  From time to time, home owners who are having their home staged will ask me to recommend a good Realtor.  Of course I recommend those that use my services.

I believe that staging is one of the pillars of successful Realtors.  If it is priced competitively, marketed effectively and staged beautifully, it will be a winning combination and the house WILL sell!

Question Corner

How long does it actually take to stage a house?

For vacant homes:  in my experience, from the time I start the process to the completed 'Open House' ready, it will take a couple of days on average. This includes sourcing suitable rentals, delivery and set-up of the rental furniture, delivery of inventory from HOMESTYLING BY CATHY and the actual 'hands on' staging.  For occupied homes, it is more difficult to estimate because there are many variables such as the size & condition, the need for rental furniture or not, the co-operation of the homeowners and other factors.  So the amount of time can vary from about 6 hrs for small homes in staging condition (already decluttered, etc) to 2-3 days on average for large homes that require a lot of decluttering, re-arranging, re-purposing, removal and/or addition of furniture and accessories. An estimate of the cost of this can be given after the initial consultation.
